Nice! I'd sleep in a tent down by the river before planting roots in a FEMA camp. Those cottages are nice compared to some of the guest homes I've rented. Guest homes are the sheep.

Those are interesting, very cool actually. The containers wouldn't be allowed in Uptown, but I'm interested in learning more. As a live work unit in a urban setting, like the Edge might be worth checking into. The bungalow in a box seems comparable to the katrina cottages. Have you seen those?

Yes built-ins would almost be a MUST. Plus the house would need to be designed with furniture placement in mind. This was neglected in the Looney living room where there is no wall to put a television. I have a pretty cool piece (bookcase/media unit) that my flatscreen is mounted on that would be GREAT as a builtin.

Just let me know when you'd like to see our houses and I'll set it up with my brother.

I will check them out, is this the guy in San Fran? You have to educate me on the mini split heat pumps. I have heat pumps on my house, but i'm not familiar with the mini splits. By the way, my understanding is that you set the temp for the HP during the winter and forget it. No setbacks allowed because they are inefficient. Is that your understanding?

Thanks for the feedback Lee. I will take you up on that invitation. We've built the Pinch, but I haven't seen it or a Looney furnished. Do you think having built-ins for the dining area and storage would help? It may reduce the need for stand-alone pieces of furniture. I know it's hard to determine without actually seeing examples. Well, my brother has a Looney floorplan and its about 865 sqft. As a single person, that is as small as I would be willing to go. I'm in his house all the time, so I know how the space actually works on a day to day basis. Again, for one person it is perfect. There are 2 bedrooms and 1 bath, where he uses the second bedroom as an office/work space.

I seriously don't know how anyone could live in a house much smaller than that. If you need to go that small, then just buy a loft/condo or rent an apartment.

My house is the Pinch which is about 1100 sqft and is considered small (not as small as the Looney) but works perfect for me. Plenty of storage, etc.

Adjones, if you've only seen the Looney and Pinch unfurnished, they might seem bigger, but take my word once firniture is placed inside, they seem a little smaller.

You are welcome to come look at mine or my brother's houses anytime, if you'd like to see how these smaller (not nearly as small as you suggeted at 700 sqft) houses function on a realistic day to day basis.

There is one thing Uptown is missing compared to midtown and that is guest housing. I lost count of how many guest houses I've rented over the years. Most of them were anywhere between 200&500 sq ft. renting around 250-600. I prefered them over apartments because the privacy, low utilities, no neighbor issues and they always felt more like a home versus a complex.
There are folks out there I discovered online who can build you a mobile 300 sq.ft mini home for around 30&40k. It would be interesting to see a entire community of mini homes. That style construction would be the perfect candidate for solar panels and mini split heat pump technology. Some architects out in Ca are converting stackable shipping containers into homes. The more you stack the more sq.footage. I would love to have a detached garage with guest house on top or a shipping container guest house that I could rent out for 1,500 a month. :) jk more like 500-650.

With the current economic climate it feels like the perfect time to discuss what people really need in regards to housing.

There has been a small movement trumpeting the benefits of "tiny" houses, cottages, etc. There are people living in spaces as small as 100 square feet. That may be a little extreme, but it is happening. This isn't a formal poll or anything, I would just like your opinions. I may ask questions in the future and would love your feed back on those as well.

As an example, the Looney is considered to be an affordable offering and I believe it is in the $90 to $100K range. But what if you really only wanted or could afford to pay 60-70K, or less? Depending on your family makeup of course, would you be willing to live in a 600 - 700 square foot detached space? If so, what would make that space more appealing?

If you wouldn't live in a 600 to 700 square foot space, can you say why and the minimum space you would consider? Also, describe the amenities you would expect in that space as well.

Examples of amenities could be outdoor areas that expand living spaces (courtyards accessed via french doors, balconies, decks, pergolas, etc) built-ins (cabinets, dinettes, shelving) loft areas and natural lighting to name a few. The community should also be considered an amenity, so what offerings would you expect in the community where this small home would be located? Access to mass transportation, Coffee shop, pharmacy, parks, grocery store, ice skating, etc.

Larry is not jumping ship he is just putting everything up for sell. if that house sells he is going to move into the other one. larry has over a dozen properties. he renovated that house to save it from distruction. you know he flips houses. well now it is time to sell it he told me that he never had intended on living there forever. he will sell that one and then move on to the next which is what thery have been doing. that is a great house but i think the utilities are a bit high because the house is so big.

And no, the city of Memphis (MHA) tenants are NOT paying $1100 per month. The tenants pay about $200 per month. Our tax dollars make up the rest. Believe me, the builders got paid, now we (the taxpayers) are paying the mortgages on them.

This irritates me because the MHA tenants have money for cable, satillite, internet, etc, but they qualify for low income housing?

In my opinion cable/satillite/internet are luxuries, so if you can afford to have those, then you can affor to pay more rent.

I bet you a bag of fruit that the rental houses next to all of these other new home rentals are not anywhere close to 1100 in rent. Most of the renovated older homes aren't anywhere close to that target amount. We're beginning to see a pattern of new home owners jumping ship for whatever reasons then turning around to rent them. I wonder why the developers didn't decide to rent all of these new homes instead of selling them.

I belive both houses being advertized are the same floorplan, so it looks like a little competition.

The one by the park is $100 more per month, but in my opinion it has the better location and has the stained concret floors. Both include lawncare, but not sure if the Keel house includes security alarm. The one drawback to the house on Greenlaw Pl (across frompark) is that (in my opinion) offensive green that the living, dining, and kitchen is painted. (Thre are pics on HenryTurleyRealtors.com)

Yes, it would be on target for a new house in Uptown given the new housing prices in Uptown.

I'm sure there are parts of Memphis wher one could find rentals even cheaper than $595. You can't compare a house in Rhodes area to a house in Uptown. Did the $595 include lawncare and security alarm? Apples and oranges Thal, apples and oranges. Besides, there are some bad areas near Rhodes.

I don't even think you could rent an 1100 sqft new apartment for $1100 per month.

sorry, i agree with tanja and thal. we need more police and when i call 911 i do not care where they live if my families life is in jeopardy. give us the police officers and we can figure out the taxes later. crime in this city has been running rampid and we need more cops.
people stealing 5 year old little girls wheel chairs. this makes me sick! we waste plenty of tax dollars on other stuff say the mayors salary! how about maybe he takes a pay cut? somethings got to give! im sorry i have to pay for herenton and whartons mercedes thats an embarrassment to tax payers. what other alternatives do we have?

Dear Friends and Neighbors,

As you should be aware the Memphis City Council is voting Tuesday afternoon 11/18 to allow Police Director Godwin to recruit new police officers residing 20 miles outside of the Shelby County line; currently the Council is split 6 for and 7 against the Resolution; speaking only for myself I don't care where a police officer lives as long as he/she comes to work on time and does their job.

The Council meets today at 3:30; please go to the meeting if at all possible; we need hundreds of people to show up and support the Police Director; all we need is to sway one other Council member to vote for the Resolution; this is importanant enough for you to take off work; bring your children and teach them about Government at the same time.

The Council agenda is long and the police vote is near the end; I've been told that if a lot of people show up Chairman Lowery might move the issue to the front of the agenda.

This issue effects all citizens of Memphis try to make an effort to show up; showing up in person will make a difference. If you can't go at least send an email in support of the Resolution.

I'm not an elite biker these days. All of the info mentioned comes with 15+ years of working in the bike industry. The bike I currently ride is a high end hand crafted steel frame I found on eBay. The frame and fork alone would cost you 1,500 if you were to pay full retail. It only ended up costing me 400 bones. Because I happen to be an elite bike mechanic I built up the bike myself using a bunch of spare parts laying around the house.

Let's see....as far as the best shop goes every shop caters to a particular type of consumer so its hard to say who'd I vote #1.
Midtown Bikes does have a nice website and I really like the Electra Townie Women's specific model on the site which would be a fun downtowner bike.

I prefer a downtowner bike to be something with fat tires. There is more rolling resistance with a wider tire but the trade off is that they provide more of a cushion between the rider and the road. Fat tires are nice for trolley tracks,cobbles and probably some of the worst downtown street conditions in America. The City of Memphis Streets Suck! Sorry, I had to throw that statement in there.:)
Most manufacturers these days offer women's specific body geometry frame sizes in their models so definitely take advantage of a bike that will fit you better proportionally.
Back during the bike boom the majority of shops in town would stock a full size run of just about every model and size of bike lines they would carry. These days it can be difficult to find a shop who will have the model you would like to test ride in stock which means they will have to special order the bike.
Now, let's get back to bike fit and how to determine your frame size before going into a shop.
The three most important points on the bike when it comes to bike fit are the Handlebars,Seat & Pedals. A bike can become uncomfortable when the distance/reach from the seat to the handlebars is too far,too high, or too low. The same thing applies to the distance from the saddle to the pedals at 6 O'clock. If the saddle height is too high you'll end up waddling around on the seat and if the seat is too low your knees will be in your chest. Once you have determined the frame size you need while sitting on the bike have a experienced mechanic,like wha, adjust the handlebar angle and saddle to pedal distance. If the distance from the seat to bars is not good for you have the mechanic switch out the handlebar stem length then sit on the bike to see if it works for you. This distance can easily be modified by choosing a shorter or longer stem other than how the bike spec was out of the box.
The easiest way to determine your frame size before going into a shop is by measuring your inseam. Here's what you will need to precisely take a inseam measurement:

tape measure
a trustworthy friend
Remove your shoes and stand as straight as possible against a wall. Now place the book between your legs and apply some pressure as if you were sitting on a bike. While holding the book firmly between your legs have your friend measure from the top of the book to the floor. This is your inseam measurement. Make sure that the top of the book is level while measuring.
My inseam is 32" inches. I prefer to have between 2-4 inches of top tube clearance while straddling the top bar flat footed.
Most bicycles these days have sloping top tubes. The need for a traditional sloping top tube is obsolete unless you plan on riding around in a dress.
So, I hope this helps some. If you plan on buying a cutom high end bike fit can become extremely critical, but for most memphis bike commuters top tube clearance,handle bar reach and pedal distance are the most important.

Hey Thal ~ It's been a long, long time since I've ridden a bike, but want to get one and start riding. Mostly, at least in the beginning, I will be riding around downtown.

Can you give me any tips on the best shops in Memphis, or where to purchase a bike? Midtown Bike Company's website looks very interesting. What type of bike would I want for riding around here, and should I focus on bikes made specifically for women?

I am planning on ordering the book, "Every Woman's Guide to Cycling", by Selene Yeager. Any comments or other suggestions?

Also, are bike locks reliable, or will I need to plan on keeping my bike inside to prevent it from being stolen?

This house is renting in the Vollintine Evergreen District over by Rhodes for $595. 2 bedroom,1 bath,hardwood floors and huge back yard. Somebody could rent 2 of these homes for the cost of 1 new home in Uptown. I'm not sure 1100 for a 2 bedroom is right on target.

Here's a mixed blessing story for everyone. Last night upon returning from st jude at 3:30am I saw a suspicious person walking across my neighbor's yard and when I walked toward where he had been I noticed my neighbor's SUV had been broken into. I called said neighbor and the police and had maybe 6-7 squad cars show up and patrol the whole area looking for the man I described to them. He was caught, the property from the SUV recovered and a complete police report filed. So yay police for showing some response!
On the down side it took over 4 hours from time of crime to finally getting the stuff back from the property room at 201 poplar. There were some serious communication gaps in the whole process and both neighbor and myself will have to attend a preliminary hearing to make the charge stick. In my mentally exausted state it does make you wonder how its all worth it when the 23 yr old kid already had a serious wrap sheet and yet still roams the streets breaking into cars.

just seemed a little steep for a two bedroom. my house is 1,200 square feet and i do not cut my own grass and i dont pay near that much. i have hardwood floors, central air and heat, washer, dryer and dishwasher and my house is over 100 years old great view of the pyramid and the bridge a deck out back and a fenced in backyard. i would not trade it for a new house.
most often than not rental contracts do not include yard work unless you live in an apartment.
i was just wondering. no need to get defensive but i know some folks that are trying to rent these houses for almost double a mortgage payment. if i am going to pay 1,300.00 a month on rent it better be a very nice house . i could by one anywhere( germantown) for that kinda dough for rent. its crazy! none of these new houses over have knocked my socks off! sorry!

Right, but you have to consider what the owners paid for it, etc.

If you were paying $650 a month, the owners either owned the house out right (didn't have a mtg pymt) or they bought it so long ago at a cheap price so the mtg pymt was only about $400 or $500.

At any rate, whatever they were charging you,they had to be charging enought to cover the mtg and make a little $.

Besides, Cooper Young is a different neighborhood. Apples & oranges. In fact, jmmyers1 referenced "these houses" so I assumed she was speaking exclusively of Uptown. As in, why pay rent of $1100 per month if you can buy the same house for $642 per month.

This is why I was clarifying that whole "$642" per month thing. They advetise it this way to draw attention and get people to stop in. A marketing ploy, if you will.

Bottom line is that you can't buy a house exactly like the one for rent with the same upgrades and location for $642 per month. To purchase that same house (new) in todays environment at a market rate on a prime lot with the same upgrades (concrete floors,etc) and include alarm and lawn service would run about $1000.

Again, I'm no expert.

the house i was renting in cooper young before buying in Uptown was 2bedroom 1 bath w/ a large fenced in backyard at approx. 900sq ft. for $650 a month.

Thal, think about it. If you had to rent out your house, which now has the upgraded kitchen (I'm basing that on your previous posts) and you were going to include alarm, lawncare, and make a little profit, wouldn't it be in line with that?

You cannot purchase just any house for $642. That is generally refering to the Looney floorplan which is about 850 square foot. It is also based on someone qualifying for "Hope VI" and qualifying for the $10,000 housing grant. The $642 houses don't include any upgrades either. There is NO house in Uptown that is "market rate" (non-Hope VI) that you can buy for $642 per month.

The house that this topic "House for Rent" is refering to is a "Pinch" floorplan which is slightly bigger than the Looney (Pinch: 1100 sq ft) and from the description has a few upgrades such as the stained concrete floors. They are also including lawn care and alarm in the cost. Its GREAT location (across from the park) Plus, I'm sure they are adding a little for their pocket. Afterall, thats the point of renting out your property.

Example: My house is the same house as the one that's for rent. I got it (via Hope VI) for $104,000. My monthly note (30yr with 5.40% fixed) is $809. That was with NO upgrades. I have since added hardwood floors to the living room, dining room, & kitchen as well as a few other minor upgrades. If I were to rent it out (which I can't do due to the Hope VI guidlines) and include lawncare, alarm, and a little profit it would go like this:

Mortgage: $809
Alarm: $30
Lawncare: $75 (includes weekely mowing, etc)
Maintenance & Repairs: $50
Profit: $150

Monthly Total: $1114

Keep in mind the "Pinch" floorplan has gone up in price to $125,000. If you were to buy a new Pinch, you'd be looking at about $875 per month with no upgrades. In my opinion, the 1100 they are charging is right on target. Plus its a house and not an apartment, which is another plus for renters. (more privacy!) Most renters expect to pay more because they don't have to deal with repairs or lawncare.

Disclaimer: The opinions/views expressed above are speculation on my part based on my limited knowledge of the real estate market. I'm not an expert.

Can you join us this Saturday, November 8, as a “community leader” to be interviewed by a high school youth using questions developed through Imagine Memphis?

Imagine Memphis is a community initiative that is providing youth with the opportunity to learn from adults about their high point experience living in Memphis.

Basically, Imagine Memphis is learning what makes Memphis so unique and special through the interactions of youth with adults.

This program will be at BRIDGES on Auction Street and the community leaders are being asked to join us between 9:00 and 10:45.

Following the interviews, the youth will make meaning from the interview results, develop presentations for the prioritized topics, and deliver the presentations to

Community Leaders between 12:00 and 12:30. You are also most welcome to join the Community Leaders in hearing the presentations.

Approximately 50 youth will be participating in the Discovery Interviews.

We are seeking to attract twenty more adults. Please see the attached flyer for more specific information about this wonderful experience.Most people who have experienced the Discovery Interviews recommend that everyone in Memphis needs to experience them.

The State is moving forward with the realignment work east of Seventh Street – we don’t have a projected finish date. The big lot is primarily owned by the MHA (all the part that is covered in grass at least). Call 544-1150.

Definite retail = signed and sealed contracts. Not yet!

Speaking of mowing how many folks have notice the grass over at Sam Cooper&Hollywood? Well, all the grass you see that has been cut was done so by the state. The reason why all the waist high grass was left uncut was b/c that grass belongs to the great City of Memphis. gomemphis.com !!! Your grass Lee probably belongs to the city.
At least Green Belt Park is usually well maintained or else I'd be throwing a hissy fit.

Oh yeah, MLG&W finally repaired the busted water line.

I would LOVE LOVE LOVE to hear un update on this.

The road work, in my opinion, has really drug out longer than I expected. There are still no operational street lights in that area and the construction barrels are still there. Not to mention I am SICK SICK SICK of looking at that overgrown field which is across the street from me. Not sure who owns it, but its time to complain again because the grass is overgrown and I DO NOT want to look at that all winter.

Alex & Tanja are there ANY updates on definate retailers? Walgreens? Bank? Grocery? Tentative start dates?

Also, who can I call to complain about the field being in need of mowing?

I just re-read an article in the Memphis Daily News from 2006 about the commercial development that is supposed to take place at the corner of Danny Thomas and Auction. The article mentions that the commercial development was hinging on the road work at DT and Auction being completed.

It appears as if they have completed the roadwork now - does anyone know if this is correct? If so, I'm also wondering if anyone knows about any progress made in the commercial development? We haven't been able to make it to many meetings lately, so I may have missed something.

I'm guessing the current economy has forced developments like this to move in slow motion, but any updates on this would be great!

We still have our house on the market but as of Friday are now the proud owners of two homes!!! We are currently looking for someone to rent our house. It's a great house, over-looking the park. Two bedrooms, 1& 1/2 baths, stained concrete floors, covered patio, fenced in yard, laundry room with w&d, lawn care and monitored alarm fees & lawn care included in the rent!! The rent is 1100 - which is right on target for downtown rents. Large pets are welcome.

Please tell anyone you know that may want to rent in Uptown!

Through the discovery interviews, youth tap into the wisdom and experience of adults and adults appreciate the creative energy of the youth resulting in both taking another step towards creating a more vital future for Memphis. Results from these interviews are periodically shared with community leaders to expand the voices of hope and possibilities for Memphis.
Imagine Memphis youth are desiring to learn from adults through their Discovery interview process. We are seeking 30 adults who will participate in these interviews on November 8 from 9:00 – 10:00 at BRIDGES. Adults are encouraged to participate in the entire morning session if their schedule permits.

Early voting for the Nov. 4 General Election begins today, Oct. 15 and runs weekdays and Saturdays through Oct. 30.

Registering to vote and early voting can be done at the Shelby County Election Commission office at 157 Poplar Ave. You can also vote at the Dave Wells Community Center at 915 Chelsea.
